Why should your client choose Kendrick Law for their closing?

Kendrick Law is experienced with all things included in a traditional real estate closing. Kendrick Law is also experienced in unorthodox transactions involving Investors, Wholesalers, Foreclosures, and Distressed Properties. When weird things come up regarding a closing, Kendrick Law is ready and willing to get them resolved as soon as possible and in a way that is best for the client.

If you call with questions/concerns, you will speak directly to an attorney or paralegal who will answer your questions. If you are speaking to a paralegal that does not have an answer for you, you will then speak directly to an attorney. This is true before you have the property under contract, during the closing process, and after closing. Where this benefits the Real Estate Agent is if the client has a question about something and it’s a deal breaker for whether they want the property or not, call and let’s discuss. Often, the answer can be flushed out before the contract is even signed to give the client peace of mind.

Kendrick Law conducts thorough title searches quickly, and provides the buyer with a title summary, enabling the buyer to have as much information as possible before the end of the due diligence period. The reason for this is: if there is something uncovered in the title search that may impact the buyer’s decision to purchase the property, they need that info in time to decide if they need to cancel the contract before the end of the Due Diligence period, so they can get their Earnest money back.

Kendrick Law can conduct a closing for a subject property located in any of the 100 counties of North Carolina. (There may be an additional fee for counties more than 50 miles from Hendersonville die to the added expense of searching counties not local to the Hendersonville/Asheville area, but those costs will be minimized as much as possible).

Kendrick Law can conduct closings in a shorter time frame than you may realize, without sacrificing quality. When you are preparing your offer to purchase, if you think offering to close quickly will help your client get the property under contract, call and let’s discuss. Kendrick Law can usually give you an estimated time frame that the title search can be completed, and that will help you be able to offer a quick close.

Kendrick Law is proactive in getting all needed documents and information to the buyer’s lender so that the lender is never waiting on us. In almost all circumstances involving a lender, Kendrick Law can be ready to close faster than the lender. So, the closing will never be held up by the lender waiting for information from Kendrick Law.

At Kendrick Law, you will never have a closing with a paralegal, or other staff. Every closing will be with an attorney, who will answer all your client’s questions, and make sure everything is clear to them regarding the remaining steps. Real Estate Agents are welcome to attend closings with their clients, but please do not feel like you must be there. Your time is valuable also.

Kendrick Law is flexible. If your client needs to close outside of regular business hours, and/or in a location more convenient to them than the Kendrick Law office location, let us know and we will make it happen. We have conducted closings at Realtors Offices, client homes, client work locations, restaurants, and many more locations. Also, if you need to bring your children or pets with you to closing, that is no problem.

Kendrick Law is happy to represent the buyer, seller, or both (as long as there are no conflicts between the sides).

If Kendrick Law represents your client, we are happy to Fedex/UPS your commission check to you, or wire the commission if provided with acceptable wiring instructions from your BIC if either of those options are preferable to you. Otherwise, you can pick up the commission check at our office after closing. (There is a fee charged to overnight or wire proceeds for a Real Estate Agent whose client was not represented by Kendrick Law, but that fee is nominal).
